We find this allows us to better tract the state of each property and the quality of work ... in one case a tenant wanted to upgrade the kitchen faucet and she paid for both the new faucet and our handyman to install it.Similar to the annual inspection indicated by Rob K, we reserve the right to inspect our properties once per quarter.

We got this house for the low-20s and a similar house is currently listed in the low-80s.I hope that trend is continuing...we're just about to build our first new construction about a quarter mile from there, and our numbers are pretty close to yours so far.Though unfortunately, I have a feeling we'll spend as much time just trying to get permits as you spent on your entire project

@Kenneth Hyneslook at IRS publication 523 page 13 left column "Qualified Official Extended Duty".You are on qualified official extended duty if you are on extended duty while:Serving at a duty station at least 50 miles from your main home,or Living in Government quarters under Government or-ders.You are on extended duty when you are called or or-dered to active duty for a period of more than 90 days or for an indefinite period.Based on that I do not believe once you get out of the military that you can use the exclusion due to the failure to meet either of the prescribed conditions listed above.

I would further add that if you had to put a quarter in the parking meter that I would deduct that as well.
