Another factors worth to mention are the vacancy lose and maintenance cost that entail in every turnover.

If you are netting huge amounts every month you can get serious about multiple entities and the massive book keeping it can entail.

It sounds like they are trying to assert something that differs from the LLC returns.  

This is why I questioned @Thomas Rutkowski assertions that his product is somehow superior.

This entails a higher degree of risk as you may be on the loan but also opportunity for higher returns.Or, even more passive, invest in a syndicate deal and be completely hands off.

Considering the cost of mold remediation, which would entail and entire gut of the structure, should I look at tearing this building down and replacing it with a modular?
