But here's the real low down - as much as I or anyone else on this forum knows about title, we aren't legal experts and if we were we don't have all the facts necessary to render an informed opinion.

I did everything else.......the legwork to find the property, I purchased it, I used my crew and subs to do all of the necessary work, I got it on the market and sold it.The split was 50/50, and sometimes slim or even a loss.Think about how this scenario would work for you.

Slightly different, but I used to have a money partner that provided all the cash, and I did everything else.

I did do several flips where one side brings the money, I take care of everything else and we split the profit.

They want to lease the property from you for $X and then lease it out to someone else for a higher price and generate a profit.There are hundreds of posts about why this is a bad idea.

Nearly everything else will impact your future buyer who will build a structure.

Ownership changes, but NOT mortgage liability.Investors do NOT put properties in LLCs to protect themselves from lenders, it's everything else!

Or should I just give up and look for something else to invest in?
