Since I work a 9 to 5 and she stays at home with the kids (a harder job than mine, mind you) we thought that she would be best suited to go down this road first.Can someone tell me the differences between the three titles [ Agent, Broker, Realtor ] and what training and work practices differ?

Additionally, I have started to identify vacant properties in our area and started calculating practice deals so I can learn what metrics are important. 

If the insurance agent is doing his job, the mortgagee would have to do it for you, and apply, since under insurance law and practices, you cannot buy insurance for someone else.

I'd like to eventually graduate to apartment buildings and would like to use this opportunity to practice analyzing deals and see if this is a good one. 

Similar to how everyone crows about the Chinese unfair trade practices but then go out and buy the ultra-cheap Chinese stuff from Walmart.

Nothing he said is technically wrong, its just not the best practice for the scale you are working at.I'm not saying he isnt smart or that you should find someone else to get advice from but I see this happen very often.
