And the ex will be around having screaming arguments and drama. And, if you do take a chance on any of these types of tenants, just do month to month rental agreements, in case they turn out to not be so cute, once they are your tenants :-)

There are really good con artists out there who will seem so cute and so sincere, and they are really good at getting you to like them so much - that when you learn about something in their info that does not meet your criteria - you will want to overlook it or excuse it.

You can probably understand at this point why I don't show our properties, and why I leave the wife and the cute dog doing the showing.

;-)While I certainly don't agree with comparing a nurse to an animal (typically nurses don't pee on your grass or scratch the walls etc; at least that's my impression from the nurses I have met ;-) ) I do think that @Jason Clinton has a valid point when, uhm, pointing out that a service animal is not a pet and that these service animals are indeed highly trained and well behaved. As always, it depends on the person in control: you can have parents that do not have their kids under control and them trashing the place and then you can have very well behaved kids where the cute little dog is the issue because the dog's "parents" don't have it, the dog, under control.

Everything will be split 50/50 in terms of how many contributors there are to this project, with that said we would need to agree to a set contribution amount so no one is getting cute short or given more. All of this I just said is just a suggestion and what I foresee as a possible outcome.

I asked for copies of their ID's and everything else I did for local tenants. You could ask to speak to both of them on the phone or on Skype. But, honestly, in 8 years of managing 25 apartments, with a regular situation like this, it was never the long-distance applicants who ever caused problems for me.And, really, there's no way for them to schmooze you or get you to like how cute they are in person, etc., LOL.

His Italian accent was cute, and he was indeed likable, not only to the neighbors, but to my husband as well, and everyone kept after me to rent to him, and so I did, against all my better judgment.
