I’d start out with a cosmetic rehab or replacing light fixtures etc to upgrade the curb appeal and offer great service.

On the other hand, there are some nicer looking vinyls, and perhaps you could add an accent with vinyl shingles to add some extra curb appeal?

I had assumed too much, one thing being age of the home (i thought it didn't matter) and another was curb appeal.

Being near several lakes and having lake front lots I can say that you can easily get 3 to 7 k more on a quarter acre with a lawn instead of brush, rocks and fallen trees, sometimes more depending on terrain.If the place appears to be unkept with weeds and limbs in the yard expect a lower offer than if it has curb appeal.

Same with the anticipated driveways, parking, new curb cuts to streets. 3. speak with utility contractors to get their pricing for doing the UG utility work for power, telecom, gas (likely not required), water & sewer.

We also give our LTR tenants other rent discounts like taking the trash to the curb on trash day for the STR units so that everyone is incentivized to help the STRs perform well.

Any additional cash flow can be used towards maintenance, capital expenditure budget (saving for new roof etc), and increasing curb appeal.
