I have assembled quite the crew in that time.

The developer said sometimes people find none of their outs and sometimes some but almost never does someone find them all like I did.The developer calls me back a week later while we are negotiating my friends purchase and sale and asks me to come on board to help them assemble the other parcels and get them under contract.

I have a decent team i've assembled that can repair and install anything from plumbing to roof and electrical etc. 

Focus on 2 personal skills:- leadership and- communication skillsYou need those 2 skills to assemble your BIG deals team.

Once you have a team assembled, find the right wholesaler that can give you great properties, and pursue the investment.

The question in play is that we have a state law (Assembly Bill 284) that Makes lenders not want to foreclose and as a result the hoa deed a lot more valuable because the longer someone owns the deed prior to foreclosing (trustee sale) , the more months they have to collect rent money to offset whatever they purchased the hoa at.
