Painting all contractors ( or even most of them) with a broad brush of con men is like saying all RE Investors are just out to be slum lords and only care about the money and Flippers are selling you junk houses with paint jobs.

Try direct mail to out of state owners, landlords who have done a recent eviction, probate and bankruptcy lawyers, all of these are good sources in hot markets.you can also look for vacant and abandoned property with code enforcement, police, mail men, and garbage men, all of those guys make great bird dogs.

Homemade candy, banana bread, and pumpkin bread go to the following:Tenants, Realtor, local bank where all the tellers and most of the office staff knows me, post office, mail men, UPS and FedEx drivers, cleaning lady and her son that do make readies, I will probably take some smaller candy bags to key people a Lowes that I deal with a lot.

I currently have a single family house that I am house hacking and renting well to Disney interns while living there.Right now, I don’t have a lot of cash, but I am looking to get financing on multis, single, or raw land zoned for r2 and above near the theme parks, winter garden, Davenport, Kissimmee, no more than 160-180kI also am looking for referrals to property managers for when I do acquire more, as well as legit handy men/ contractors.Would love to connect and possibly open to a part time internship with an investor .
