You really have to dive into the analytics a little more than that. 

You can use one of the analytical tools on this site and back into a value. 

I work full-time as a consultant, supporting government clients in the IT (cloud analytics and cybersecurity) world.

I have been a member of the BP community for almost two years, and have taken in more knowledge through the forums with keyword alerts, podcasts (particularly fond of Brie Schmidt's story), the Beginner's guide, and analytical tools than I could have ever imagined.

Sound Advice Jeremy, I was slightly hesitant of the area at first but after looking into the market a little deeper I found that there are above average areas with superb performing properties present. 

There are thousands of investments out there and I don't have the time (unfortunately) to do a deep analytical dive on each of them.  

You need to decide if this is emotionally or analytically "too much debt".

I guess my analytical nature and entrepreneurial spirit have always kept me interested in real estate investing.
