My agent for some reason says don't worry about the Refrig, only buy a stove & dishwasher.Also, does anyone have a good source for appliances, especially in the Dallas area?

I need to replace the electric stove and oven for one unit within my duplex since the current appliance is very old and has finally given out.My initial thought is to buy a new range, $400-500, that looks nice and gives the unit appeal when prospective tenants are looking but at the same time i'm worried about tenant abuse and the cost.

I had a fire extinguisher on the wall three feet from the stove top, which they were told how to use.

But when the AC goes out or you need a new water heater or the fridge or stove breaks, you need to have a new one within a few days. 

Yeah, us landlords do that in between touching hot stoves and licking frozen flagpoles.

Try renting a $2,000 house with the same stove.

As I understand it, the negligence comes into play if, let's say the over the stove microwave goes out, and instead of hiring someone to put one in, I swap it out with a new one and then a week later it falls down and hits the tenant.

I've seen on TV they inlay metal racks into the concrete near the stove for placing pots/pans/cooking sheets.I haven't heard of any issues with staining, but I'm sure that depends on the quality of sealant, and the color of the countertop.

I only provide maintenance for the stove/range and fridge.
