If a tenant is spinning tales, that's too much drama, disrespectful and not acceptable.I think it's wise to establish expectations with clear communication from the start and to enforce the terms of the rental agreement.

Its much like when I was buying foreclosure in Orygun.. we had tight margins  and you can spin a LOT of dollars to make very little money and we were doing it for ourselves not for VC guys or investors.

@Michael Spindler Everyone has there own spin on what a turn key is, but in general, it's a property that has been renovated, has a tenant in place and under professional property management.

Quick back of the envelope math doesn't sound like 3500 in total rental income minus 1k in expenses would cover 525k in a mortgage (est. 2,800 a month or so).Agree with Jonathan above that the with 700k in property you could spin off much more than 3500 in rental revenue.
