I have not found insurance useful for asset protection on small suits most would consider frivolous extortion shake downs.  

We chose not to purchase in 2004 (could've made a mint on that house alone $239k that eventually sold for $550k) but the writing was already on the wall of what was coming down the road...that house honestly wasn't even worth $239k...our small jack Russell would paw at the back door and (literally) shake the front door of the house...so we stayed as renters during that time...missed the ride up...but also avoided the chaos on the way down...that was a bad time for lots of folks.

I need to replace the wooden shakes with all new plywood.

It will be interesting to see how this all shakes out in the next couple of years.

If we don't shake it up, how can we expect different results?

I like to set my shutter speed so that I don't have to worry about blur from camera shake - but if you use a tripod, that's not a worry. 

I still can't say what you should do, but right now people are paying prices for 4plexes here that make my head shake sometimes and that is a good opportunity for you ;) 

.🤣 Only thing we can do is shake our heads while they learn the contracting business.
