I think there has just always been a portion of the population throughout history that has a fascination with this stuff.

The asking price is 300k...Portion of sellers pitch:“Enjoy VIP status as an owner and 28 days a year of stay.

It's not an earth shattering idea, but it increases your income and protects you from yourself (wanting to scale too quickly, making compromises, and introduces extra risk).I'd suggest taking a breath and getting a sample size of more than 1 month of bookings before buying the next one, but I get it. 

I think a short-term fix-and-flip loan would serve you better because, first, the credit requirements are typically lower than a DSCR loan's credit requirements, and fix-and-flip loans will fund a portion of the purchase price as well as some or all of the rehab costs (usually through the draw process).Right now, saving your cash, rebuilding your credit, and finding both a partner (ideally with a higher credit score AND experience) and lender you're comfortable with should be your priorities.

What are your thoughts with this size of a crack?

Agreeing with all above that the HOA (the size of a mortgage payment) will probably ruin it.  

I steer clear of anyone who gives one size fits all advice.. 

In addition to keeping your personal and business finances completely separate, consider having a checking account for each property if your portfolio size allows for that.

This material has 0 tolerance for humidity of any type, and will explode like a sponge if it gets wet a couple times.I have seen situations where homes are closed up all summer due to foreclosure and large portions of the floor start to swell and buckle just from excess humidity and no A/C.
