Will me generating a lease for last year and then this year, calling out the space at home, be unethical or illegal in any way?

He has some good PR out there and was the National REIA Director when he was in the REIA space.

17 Years in, the space is much different now than it was. 

But this gives you breathing space and time to see what area you would like to live in and most importantly find a job therefore how close or far from work do you want to live?

I am thinking of adding 2 stories on top of the garage (essentially rebuilding the garage) and adding north of 1000 sqft livable space.

It seems like you would want your property be close to amenities since it seems like you would trade the comfort of having your own space to being in a better area for a cheaper price but I could be wrong.

I see some stuff syndicated in the NNN space that I would not touch with a ten foot pole but I have been in commercial about 20 years and reviewed millions of properties in that space.
