While most flipper would give advice on the technicality, i would say flip reward/risk is created when you purchase and the future market trajectory based on external factor, such as inventory and/or future interest rate movement. 

Amazon, FedEx, Starbucs, and ChickFilA have all had massive surges in presence here, and we all know they are heavy into market research and population movement.

If you have water running or leaking the little red or orange triangle will not be stable there will be some sort of a movement of some kind...19,500 gallons is a lot of water( enough to fill a large swimming pool).
