You want to grow your portfolio and self mAnage but can’t hack such a simple misunderstanding .

You can run afoul of the Fair Housing laws even with the best of intentions, or someone could misunderstand something you said, or someone might just outright lie about their interaction with you.

They responded that they don't think there will be anymore problems going forward now that they understand my personality and MY troubleshooting steps and that they only responded with logic and didn't misunderstand anything.

Lets please have a laugh over this misunderstanding so I don't have to come over there and slap you upside the head - lol.As far as the rest of your post, you are one strict dude when it comes to criteria!!!

@Sue Kelly I think there was a misunderstanding in the way the scenarios I put out there were interpreted, but even then- I understand what you're saying completely.  

As suspected, misunderstanding arose.

Always keep it professional, like Al suggested, everything in writing so there are no misunderstandings.

It can only include the rent owed, or the courts won't accept it.And I think people misunderstand CA laws.  

Negotiation back and forth could lead to misunderstandings that could harm the relationship.
