However if you can look at longer time horizon and become a buy and hold investor who occasionally sells a property then 1031 exchanges can be the most powerful tool in your arsenal for tax relief and enhancing ROI

Glad I smelled  something fishy on the horizon 3/20, things are looking up on my side of the fence.

There are more variables that are not entered into the discussion including how much money do you have, what are your goals, how long is your investing horizon, etc.The first question is rhetorical and not to be answered here on a public forum.For my real estate investing, I did not have any money so the first 11 properties were bought essentially 100% financed. 

My advice to Ashley would be to spread your horizon and look into bigger markets other than areas like 8 Mile Detroit.

I ran a NPV and IRR caluclation of Fundrise's expected returns for my $1,200 (assuming $100/ month contribution) over a 5 year horizon.

You will loose some compounding rate of return for the time your loan is out so factor that in along with your time horizon to retirement.  

I personally don't think Title III will have a large effect on RECF in the near horizon.

The low hanging fruit is gone but with focus one can still purchase an investment property in DFW area as long as the investor time horizon is long term. 

Note: I'm not making any assumptions of why anyone's doing here, but this is an area we should be helping each other recognize is a rapidly changing space, particularly with things like STIR/SHAKEN (hopefully) on the horizon to help all us better distinguish between legitimate and spoofed Robo-dialers. 

You could actually screen the balcony off, with a wrought-iron screen or something.I would be less worried about that than about the fact that you would be moving people in knowing that a very disruptive construction project is on their horizon.
