Rancho, tahoe park, midtown, etc etc hats your budget?

Andy has to wear a lot of hats to make our Omaha club work and I think he does a great job of it.  

I would also suggest you wear many hats.

IF you have the right eyeware and decent clothes includung a reasonable hat, 2 hammers  makes for quick work at the joints,,,or a sawsall on the pipe BUT hot sparks everywhere.For cracking cast off flush and square Jons tool is top notch. 

I am a contractor, if I give you a price of $1000 for a job that’s worth $1000, you offer me $50/hour and it’s a 6 hour job.. go pound sand and call someone else You're so hysterical about what this could mean to your precious sh***y business model hat you have to mislead and engage in falsehoods to prove a point.A) If I got my way on this last one I'd be paying more (not less) and would still be working with the same realtor and not have to find a new one because of how badly designed the commission system is.B) Not in a million years would I suggest $50 an hour.

@Steve VaughanI don’t live there but I always liked a saying attributed to Texas“He’s all hat and no cattle” I had my 12 year old son help me install a complete set of kitchen cabinets and I dare say he seemed to actually enjoy it.

In RS-3 with single family, many of the original bungalows will have a larger lot footprint, but are allowed to be "hat-topped" in a rehab which can grant substantial new space since you are not changing to lot footprint and are largely grandfathered in.

However putting my landlord hat on, I see this as a nuisance to a landlord.
