My current hurdle (and I'm imagining this to become more prevalent with the federal limit on property tax write offs) is that our exposure with the LLC. having a free and clear asset is large and homeowners insurance is denying us when I ask for a LLC.

I just finished filling out my taxes and it said I owe about $700 for federal and state taxes.

All in it is roughly $200k split evenly between the property tax lien and the federal tax lien.

I also don't believe there is any federal rule for enforcing escrow but I think there are state by state rules.

A single member LLC is a disregarded entity for federal tax purposes but will still require a filing in CA. 

I hope to receive the historic Federal and State tax credits.

The coursework focuses on compliance with federal and state law, not on how cash on cash returns work!
