@Ed Emmons Sound like I can't get away without communicating with the town. 

We will take care of all guest communication, listing details, cleanings, scheduling of repairs, confirming bookings, stocking supplies.

Only problem is I am not sure how well his communication skills are.

I prefer streamlined communication as I am sure most busy agents would.A dude showing up at my office wanting to sit down & talk would not be something i'd want to deal with.

I feel like the fact that I received a response from this person is somehow valuable in itself , but I am not sure if the follow-up communication is even worth it or necessary.

He received an email because he had communicated with the sellers that he might be interested in buying if they ever wanted to sell.  

@Justin Brown I'll be there - let's maybe communicate on where we are via here on Day 2 - 10x networking party :) Sugar might be a nice spot, I was going to try to host something on Saturday but there's a networking event 6:30-8:30 on the field figured we could huddle up there as well.

As long as everyone benefits I dont see why living in a different market would have any influence aside from it being structured a little different (how they are paid, communication, contracts drafted/signed etc.)I have thought about turn-key investments however I don't believe that will give me much experience at all considering I would most likely be buying it right before it hits the market.

Even plumbing for the evening.I wouldn't necessarily check in with your tenants constantly about the renovations, just a conversation explaining that there could be loud noises, that you'll try to respect the clock, and you expect to be done by such and such date.A little communication can go a long way with tenants.
