Number 1 dont buy chrome next time,,,brushed nickel doesnt show water scum so fast.That HAS to be the oddest weirdest tub spout I have ever seen,,,maybe makes me thing REALLY old.Course IF just making it turn easier is ONLY concern then take off the rest of that face plate and get the cartridge out and grease it up with plumbers grease and see if that is what you want!!

I don't like "discount" it implies some static value to a property.

NOT all I don't want to get blasted painting that brush stroke but its far more than it is the good guys.

I would suggest brushing up on the financial, operational and due diligence aspects before even considering investing.
