I rent month to month because I like the flexibility it provides in terms of asking people to leave without having to prove that they did something wrong.....the downside of that is I end up getting houses back in November/December which always means I'm going to lose 1 1/2 to 2 months rent.not going to say finding a good tenant in a week is impossible, but in my experience I get inundated with the people who have a history of evictions and other undesirable activity during the 1st week the listing is up, followed by a wave of much better qualified prospects.

Here is the formula I use & it is time tested.Take the ARV (after repair value) x .70 - cost of repairs = your MAO (maximum allowed offer)EXAMPLE: $200,000 ARV x .70 = $140,000 - $40,000 (repairs) = $100,000 MAO.Then put your offer in under that amount to leave room for negotiations.

For example, evictions can be generally be accomplished in under 30 days at a cost under $500.00.We have lots of land to develop and grow, keeping the cost of development reasonable.Our water allocation is solid and deemed to be dependable with multiple sources.Arizona has a very low risk of natural disasters such as earthquakes etc.In the portfolio of properties I manage I currently have zero vacancies, April rents were paid in full by the 9th and May rents were paid in full on the 8th.

Being "in the business" can make you a lender doing seller financing, something I'd bet Mark lacks expertise in under the new laws, not to mention the varied state laws as applicable.If you are "flipping" land to a developer, to another investor, you may be fine as a commercial transaction, but if you just sell the Henry Hopeful, that can very well be a consumer loan!
