Did you write a check out to that title company for the EMD?

For deals I do, I try to write in under the inspection section in the purchase agreement, “any and all recommend by home inspector including but not limited to inspections checked no above.”

I would notify her in person and in writing (big note on her door) including quoting the clause in the lease where she is responsible, and tell her you will be inspecting to insure the heat remains on, high enough to protect your unit, or she will be breaking the terms of her lease and also liable for any damage done in the downstairs unit as well.

My properties are in B+ areas.I see in writing what they say they use to screen tenants and it looks as good as any I've seen. 

Talk about sleepless nights wondering if the bank is going ask you to write a check for the rest of your mortgage!

I would not buy a new vehicle just to get a write off - Only if you planned to get a new car anyway(I.E. if your old car is worn out).A lot of people are focused on deducitons but not focused on the income coming in / out.Best of luck!

The agreement is contingent upon the buyer securing financing which I was not able to do and have provided a denial letter.The seller is requesting money for damages because the appraisal came in at the purchase price but needed a heat installed in the kitchen which the seller agreed to install (Not in writing).

The reality is the opposite - if it's not in writing then the PMC doesn't have to provide the service or can charge extra for it!

If the place is in decent shape I would offer to credit it toward the next month's rent and write addendum including no future pets.
