@Ryan Murdock, your screening might be thorough, but your model is weak if you throw morals to the wind to re-enter and re-take property.  

Although, that will clearly make your offer look weak in the eyes of the agent and the seller.  

What are his strengths and weaknesses?  

If the borrower is weak on paper but states they can pay the mortgage, is this OK because of the seller not having to prove the ability to pay?

As @Dan Wallace and @Ronald Rohde pointed out though, they are generally not going to give a loan on a strong property to a weak borrower just because it's a good property.They will want to see your personal financial statement/net worth/balance sheet and they will want to see that you earned good money in the last 2 years from some source on your tax returns.And this only makes sense, right?

If there is, it is viewed as a weakness and taken advantage of during negations.

I know my "end of lease portion is weak and lacking", so here I am trying to update it. 

They will not indicate strengths, weaknesses, or anything from reviews or personal files. 

For those landlord that have a problem enforcing their lease you need to sit down a rewrite it before a tenant discovers your weakness.

Appreciation is not the goal as it’s pretty weak.
