I'd suggest taking a look at the bel air Edison area and the cedoina area as well as waverly , strong rents and decent prices usually 50k to 120k for something decent

In a situation of owner financing the plus is you do not need to waver on your sale price, they take it or leave it, no negotiations.You will need a lawyer to draw up the contract and the buyer is responsible for the legal fee.
