No Evictions, EVERI also tell them there is a $35.00 non-refundable background check that THEY will pay for through SmartMove.I still end up with a wide pool to choose from...........then when I meet them...........The best qualified tenant somehow miraculously/coincidentally is the one with the least amount of adults moving in to the property...........If they have a 6 bedroom voucher and it's going to be a mother (and invariably her boyfriend) moving in along with 5 kids I'm good with that.You may want to see if your tenants "volunteer" information about having a lot of family in the area because invariably that "family" usually winds up living at the property......but if someone says they or their boyfriend does NOT have a lot or any family in the area then they seem to miraculously/coincidentally end up at the head of the line in my book as far as being best qualifed to move into my rental.

It gets almost no love because everybody with a Sec 8 voucher ‘deserves’ a 3 bedroom house, and everybody else wants to impress others with their new brick exterior apartment.

To find the SEC 8 landlords, search for the Housing Authority website in your county, then find the tab or page for Housing Choice Voucher, then search for Available Housing.

People get excited about the 'guaranteed rent' from Section 8 programs, but they don't realize that tenants can lose their voucher, there is a maximum amount the program will pay based on the Fair Market Rent for your area, and that you must have a yearly inspection, even if no tenant turnover has occurred, and that it's very common to fail these inspections, meaning you have to fix things and then be reinspected in order to continue to qualify.

So if you exclude Section 8 or other vouchered tenants, if the new ordinance goes through, you will have to allow vouchered tenants to apply and count their voucher as part of their income.most cities on the MO side are creating licensing and interior inspections to become very similar to KS, although KS has a state law allowing a tenant to opt out of mandatory interior inspections, no such law yet in Missouri, we are trying to get it passed.

As long as both the landlord and tenant are in agreement, doing a mutual termination and giving them cash to leave will not put their voucher in jeopredy.
