MTR attracts a lot of traveling medical professionals and WFH individuals who need a quiet space during the day, which may not be compatible with families living in the attached LTR.

While the property is in a smaller town, it’s relatively close to a larger city, which I think adds a lot of potential for attracting both short-term guests and long-term tenants.The motel has fewer than 16 rooms, and the nightly rates are extremely competitive for the area.

From what I've seen, Jacksonville has attractive housing prices and rental rates.

Any way to capitalize on this garage outside of just attracting higher rents once I move out and/or higher sales price if I decide to sell?

Are you attractive tenants that meet your screening criteria readily and keeping them as long as you budget for (vacancy rate)?

The property has an amazing creek canyon (attached photo) is 5 miles from all the major attractions to Yosemite, and 7 miles from a lake.

However, I constantly see syndications advertising very attractive return.
