I always just explain nicely that it’s my company policy to deliver the required notice and collect the late fee as per the lease every time rent is late, no matter what, sorry no exceptions for anyone as I treat everyone equally and adhere to the lease agreement that we both signed.

My requests for other matters through MFM have gone nowhere and even after requesting a refund and some help with Prime they sent me a video and an email with a special offer to renew for another year.

And no matter what, keep an eye on how your financing structure lines up with your exit strategy.Where do you see the biggest risk.. sinking money into improvements or letting the buy back linger too long?

This is a great example of why the sponsor is an integral part: "it all starts with a good sponsor", but the deals matter too.

Something I forgot to mention is I’ve been in the house since 2017, so the 2/5 year rule shouldn’t matter.

Only two things matter:  the lease and your state law on termination of lease without notice.
