You ask nicely, then you ask not so nicely.

Your friend has a nice place to live, paying less than market rate, and her place is so nice that her boyfriend who lives in a more upscale neighborhood would rather spend his time with her than ask her to visit him. 

@James Green you an ask why she needs a service animal but you can require documentation proving that she needs one.I would also question your PM about why this was not uncovered with a landlord check?

@Robert AntonieI agree with Aaron call them anytime they will answer the phone, a few people that are interested will be worth dealing the other couple hundred people that won’t be so nice about it.

First, review the financials to determine how the park is currently running and to uncover the potential inefficiencies. 

I can't believe we were trying to be so nice and bend backwards for them and pretty much almost settled for "nothing".

Even in a tough market, there are deals to be had if you are consistent, and work hard to uncover them!

Are banks lending on home prices this low in not so nice neighborhoods?

If nothing else, it would show the tenant you are taking their concerns seriously.I would also do a search on the property history;   it's very possible the tenants did this as well, and uncovered something disturbing about the house that is the root of this.
