why not build in a more affordable price point. the largest two builders in America build non luxury maybe take their advice?

Each grouping had a common room (perhaps it was shared by multiple groupings ... this was a detail I missed) with a nurses/aid workers office.Central to the two sides of the complex were common facilities such as a dining hall, gym {perhaps a pool ... another detail I missed}, theatre &  games room.With one of the fastest growing groups in our society being single people, we are examining a related idea of a  complex / building providing a modest-sized 1-bdroom "apartment" with more semi-private and common amenities.When I read the title to your thread, I thought it was a project proposing to mix students and seniors into a single complex ... and came in thinking, this ought to be interesting :-)

Hi, @Ben Netter, My clients and I had great experiences with IPX relative to the two rental properties they sold in the last 6 months.

For me - my two cents are no amount of innovation can replace sound underwriting and valuation practices.Curious to others thoughtsI have nothing to say that you haven’t already most eloquently stated.   

I have a bit of a soft spot for the area as a UF grad, and I still come back to the area every year or two. 

I inherited a property with two tenants who don’t pay rent.

To get those hours, maybe turn one or two into medium term rentals (you want the average stays to be over 7 days so they don't fall into STR status) which would give her more to do, particularly in the first year of furnishing them and getting everything set up.Alternatively, she maybe she could manage the properties but also get her RE license and try to sell a house or two a year - go to lots of open houses or run them for other agents?
