If I knew that I wouldn't be here, I'd day-trade on that information (stock ticker $MBB, for example, it's an ETF, so it functions as a stock, you can short it, or buy puts, etc) and be a billionaire well prior to Q1 2025!

That being said, the trade off are higher fees and rates.

I would ask any friends and family who are in the trades for referrals. 

If i was starting from scratch, i'd probably start by developing a job skill, probably in the trades like electrician or plumber.

I would NEVER trade that experience for anything, despite the hassles. 

Most investor deals are traded off-market, and the brokers/investors/agents that gatekeep them typically will trade with only their circle as it's a form of doing repeat business with the folks they already know and trust. 

Communication - 1-2 weeks before a new trade starts they should walk the project with you to go through any last minute logistics and make sure they have a crew ready to go.3.

No big, national, publicly traded banks will do this loan type.

Keep in mind, most offmarket/distressed deals are traded offmarket before they even hit the auction block. 

Those that self manage usually:1 - Interview vendors and trades - i.e. cleaners, handymen.
