Cash flow is the amount of CASH income in a given period of time less the amount of CASH expenses in that same period.NOI, or net operating income includes all expenses, even non cash expenses such as depreciation, deferred maintenance, etc.Likewise, NOI may include deferred income items while cash flow would not.NOI is a true measure of the profitability of an investment, cash flow is merely a measure of net cash generated for a certain period of time.

So you'll need to make sure that the 4/5k you're spending in closing justifies the cash out.I would wait until you find something and then talk to a lender about cashing out and putting down on another house at the same time, less room for potential spending creep.
