I created a ticket with Azibo to find out why, and why they never collected the security deposit.

I have my BP2023 tickets and hotel reservation, but I would prefer not to support a state with the anti-LGBTQ policies of Florida.  

Doesn't need a roof or HVAC or anything big ticket for years.  

However, as of January 2024, they haven't written a single ticket or enforced their STR rules in any way. 

But well yea, it's 99% vacancy to this day.What makes me happy is actually ticket from San Francisco to Kona is only $99-$120 one way, so I can many times work from the island, when it reached 5pm PST in California then I stopped working and jump to the sea and tidepool in front of me.

Most tenants don't really want to talk to their landlord-- when they need to communicate, they would rather email, text or put in a problem ticket.

It is an older home and I know there will be some larger ticket repairs needed in the coming year(s) (roof specifically will likely need work soon).

As @Jefferson Black pointed out, furnishing a rental is a hefty ticket and the turnover can be a lot to manage (esp. if you happen to be out of state/country).

Go to city building & assessor offices to see what you can dig up about the property, including past permits and inspections, tickets, etc.Make sure you get all tenant contact info and application info at closing.
