And PS  I bought a house last year in Charleston SC that by the time I went into contract ( it was vacant) and the time they cleared the title.. 7 months the termites decimated it and I had to demo the whole house  LOL>.

Hi BP,I've heard too many horror stories on property management companies that are not doing their job properly (i.e. do not provide best advice on hazards, termites, do not try to save money when it comes to minor and major fixes around the house and in general do not act as the owner proxy and serve his best interest).From one hand, for 10% (especially on low income neighborhoods) I realize (but not understand) that I can not expect property manager to take care of my house as its own.

.- LLC: If your intent is to be in the land business long-term, it's a great practice to have one of these in place... but again, I wouldn't say it's an absolute necessity (and frankly, it can add a lot of complications and confusion, especially when you're just getting started and trying to figure out what you're doing).

At least it would cover the mortgage and some extra cash.As a side note, I couldn't make it work with an FHA because they required termite remediation (houses in LA are old) and the seller didn't want to wait (she wanted to cancel our deal).

A few: Sort of the same with an agent. make contact, See the property, make offer, in writing, include contingencies (sale of your house, approval of all inspections, getting appropriate funding, etc) come to possible agreement on price, have all wanted inspections done (maybe including termite, septic field, sewage lines, etc) read and understand papers possibly from the title company (when I sold mine, I used paperwork provided by the title company).
