I am looking at a 4 bed/3 bath property on the edge of Littleton/Denver.

The original quoted rent they were saying they would get was $1575 per side(It's 3 bed 2 bath 1500sq ft). 

For context the comps are roughly the same sqft, 200sqft give or take, same beds/bath, same lot size, same year built.To help, here are my numbers.

The biggest things to compare: location, beds/baths, square footage, quality.Keep in mind, there may be ten other homes priced at $1800, but that doesn't mean they actually rent for that price.

I also have two smaller ones (both 2 bed, 1500 sq ft) that I'm building to hold as well.

I always make sure to put an extra one under a bed or storage inside so if it goes out, I can tell the guest where to find a new one.

@Cheryl Gilmartin are you saying that Anderson Business Advisors are in bed with Elite/RDPD, or am I reading your comment wrong?

This is because there’s a lot of 2,3,4,5 bed homes in Orlando and very few 4,5 bed homes here.  

I personally wouldn't buy a 2 bed house for $100k all in in Detroit.
