I personally think there is a sweet spot of deals in the $2m - 8 or 9 mil range where institutional people shy away as it's not big enough and it weeds out a lot of other smaller investors.

I did a quick Zillow and there's plenty in that price range in the general area so you may be able to find one right in those sweet spots with some digging.

So it is really important to try to get everything repaired before COE or the builder will take their sweet time getting to you/find an excuse to get out of it.

The reward/risk ratio in this niche is quite disturbing recently, perhaps market condition would be better in the next few years when cap rate reset is over.One area where I see a sweet spot in syndication is in the industrial space where cap rate volatility only move by 25 bps and expected loan default is less than 2%.This is also why I keep saying syndication is not active investment.

I'm not sure if this is a grey area or not but would be sweet if someone could clarify.BTW, it's apparently common knowledge that the buyer's agent commission sells more homes at the 2.5% to 3% mark.
