The HOA of some buildings who did not have the "lodge or hotels" stopped allowing Airbnb.Commercial: it's a different beast, if you refer to warehouse, office or retail (and not multifamily).

We in our lease addendum have language that the property is X years old and may require components to be replaced which is not uncommon and no rent reduction or hotel will be provided.

Basically AirDNA makes my thesis and I prove it against real time available data on those sites.I am not an expert in Destin but Tampa area is a similar beach market and small condo's struggle as you are competing with hotels to an extent.

one of my bizz partner does solar in Hawaii on hotels etc and is quite successful at that the tax write offs for those that reside and pay tax in Hawaii is stunning.

That being said, we focus on micro units (1-2 guests max) and have no problem having our units booked every weekend with scattered weekdays.The sad thing is we used to be at nearly 95% occupancy in 2017-2019 but once everyone started joining the party and our city started throwing up tons of hotels to keep up with tourism demad, we dropped to more like 65% occupancy.Keep your head up, man!
