What have you seen that has helped your property immensely to stand out from the crowd, outside of your typical “updated” or beach front view with pool cases?

It creates a problem when selling the property as no one who wanted to live in the house would buy it, and your buyer pool for this property would be majority investors.

However, they would actually handle things like plumbing pipes, towels for that pool, laundry, and some others.

I would also surmise they don't want to send out something that they cant stand behind or execute on realistically.I agree with Syndication or any pooled investment customer care and information is many times lacking big time..

I did direct mail myself for a pool company that I started when I was 19 so when I started trying to generate real estate leads I thought I should just do it myself.  

I still find the rents to be strong with a fairly decent tenant pool to choose from.

Currently we are looking into a couple of properties in Zip code 43206 and wondering if you can share inputs about the area from the point of view of safety, tenant pool & growth/appreciation.I have lived in the zip code of 43206 for over four years.

This is why we buy only in the suburbs of Milwaukee, even though prices are higher, but taxes are lower and overall you have better demographic pools to rent to.
