Am I able to contact the tenant directly to schedule a visit or it has to go thru the agent?

Before you are allowed to see an offering structured as a 506(c), securities regulations require that an advisor determine your suitability for an investment, disclose investment risks and give you a chance to ask questions.  

I don't know anything about this fund, but typically a fund would not be a suitable investment for a beginner.  

@Colton CarewWhile there is a reasonable chance that a Columbus area lease may be suitable, since magistrates (those who adjudicate eviction cases) in various parts of Ohio have different proclivities and there could be local laws that impact leases (Columbus has such laws), no matter where you get a lease from it is important to have it reviewed by a GOOD LOCAL LANDLORD-TENANT attorney. 

The Poconos Association of Vacation Rental Owners put out an impact study that talks about the big picture which is good.  30 million visitors coming each year, nice things to do, mix of resorts and outdoor destinations that are not overcrowded, a pleasant place to drive to. 

that seems to work for us.. very few if any folks on public assistance or other means have those type of credit scores. takes us a month or two to find a suitable tenant. 

Secondly, they may sit on the market longer to find a suitable tenant.

This approach is more efficient, allowing you to network and find suitable professionals simultaneously.

So I worked 4 jobs in that 18-month timeframe to come up with the money for a suitable downpayment (without touching my brokerage, 401k, etc).Gosh!

I also read that travel nurses have trouble finding a suitable living situation when contracting for travel nurse assignments.
