In my area houses that allow pets and also have fences tend to rent quicker and for more money, who really wants to take their dog out on a leash in the rain or snow.

I can justify putting down some more sturdy flooring in the main areas and getting rid of the carpet there, but do not need to update everything and make it a class A property when it is in more of a class B- neighborhood!

I own the trailer and trailer park has always had rules that were sent out every year with reminders about keeping dogs on leashes, kitchen trash only, etc.However, over past past years his septic tanks continue to degrade and unable to support the people they once did; so he has been revising rules to offset the septic issues..

I only have sturdy coffee table, conference table, couch, comfortable bed, etc, stuff that students normally won't buy to live somewhere for 2 years but definitely appreciate having in a rental which is why I have yet to have a single month of vacancy.
