My point is even some experienced operators doing more extensive/sophisticated value adds are struggling in this market. 

Those not struggling financially to live here can live where they want.  

PS I have heard of the struggles in the Springs market..

As a professional property manager, I'm coming across an interesting trend related to institutions providing financial assistance for tenants who have trouble paying their security deposit and I would love to hear feedback from the BP community.Large PM companies have begun partnering with financial institutions, such as Rhino Insurance, to help tenants who struggle with paying their security deposit.

I'd add a late fee to the lease renewal, but if they are struggling to pay rent now, when the baby comes, they will be down one income for a bit and then have child care, so will likely have more problems. 

There's certainly been an uptick in available properties over the last few years as some owners have grown tired, new construction is booming in new lots and ones that were lost in fires, & investors who bought in 2020-2022 who may've overpaid and weren't properly set up are struggling.

Hi Leah, I don't agree with the comments about wholesalers I've helped a lot of people struggling to get out of their properties, especially when realtors are asking them to do repairs they don't want to or can't do.

Another rental is in a great area but has struggled recently due to increased competition from newly built apartment complexes.

@Michael Baum I should have clarified in the initial post- Access to capital isn't the issues, but we did struggle when we attempted to do a traditional refinance.

I'm struggling to generate extra lead flow from builders, mostly because it's so difficult to identify folks that are doing ground up, business purpose construction.
