Usually it's done with some kind of diamond blade.

A spoon or piece of glass, etc will sometimes fall in the sink and lock the disposal blades and an allen wrench will turn the blades backwards to dislodge the debris, and that is the tenants responsibility.

But is it a rule that one must step on the tool plug real hard so when you return it to the owner the plug blades are bent 45 degrees from each other? 

Also, in no particular order...fish tape, wire stripper/cutter, wallboard texture gun or at least spray cans, scrapers for wall repairs, drill bits, screw-driving bits, utility knife, oscillating saw, adjustable wrenches, nail set, speed square, miter box, handle for plunge-cutting hacksaw or drywall saw, rasp, caulk gun, razor-blade scraper.

One advantage is the walls are typically straighter than with wood 2x4's.  

In order to get the old pipe off, I had to use an oscillating tool/blade.

For the coping you square cut one end then on the adjoining wall you would back cut 45 then use a jig saw (a real good one with small coping blade) and cut tracing to the finish of your crown.

You'll need an angle grinder with a diamond turbo blade in it for this.

You drive around in your car/walk/roller blade/scooter/hover-board/bike and look for properties that look run down or vacant.If these houses are vacant or run down looking, it is a good indicator the owner is losing some money every day they hold the property (paying taxes, possible mortgage, etc while receiving no income), making them more likely to sell for below market value.Once you find these properties then you can send the owner mail offering to buy their property. 

After diagnosing the issue, found out a piece of blade was broken from the fan causing it to spin out of balance and resulting in the vibration the Tenant was hearing.
