This metric was the liveability and affordability metric which I cant define very objectively as median income, family friendliness of a suburb, affordability, shopping & schools and distance to major business centres comes into play.

Remember, no system is perfect, so avoid the temptation of constantly chasing after the next shiny object.

I often say the "specialists" will give you the answer/path with the least risk/effort and highest revenue for them, and not necessarily for you.

Deal structure comes as a result of identifying an objective (rental, flip etc) and then a property you'd like to pursue.
