If the ARV is actually higher than the 1% rule then it is not bad to have that extra equity, but the more that is borrowed against the harder it could be if the market softens.

That may help soften the blow/shock to them - at least they won't have to take that in front of a stranger - and could process this on their own for a day or so.

With the market showing signs of softening, I personally wouldn't start a new build now, but that's just me. $100k is a decent chunk to get started.

If it has a damaged surface just pull and replace (expensive but lasts longer...do acrylic and set in spray foam or plaster of paris) but if surface is okay use caulk remover to get the caulk softened between the tub and surround.
