I used to define markets by state but now we do by zip codes and strategy. there's 440 zips in ohio, 7 of which we do business in which are downtown columbus and that is the urban core and urban core adacjent. rents are higher, property values are higher, developer and density friendly, low risk land or infill land, plus fastest appreciation in the market.

I did a duplex renovation did fine. very strong urban core market strong appreciation, we see new build activity there, I would stay north of 104. we would build around there and we only do urban core or urban core adjacent in columbus. look at new construction if you can't find inventory you like. plenty of lots all good appreciation in the urban core, strongest rents.

not in any market. there are DSCR loan coverage on plenty of deals. we build ground up I could send you a lenders underwriting of the triplex we build here that someone can get a full return of capital on within 8 months. that's in columbus. maybe not buying existing, just change your strategy. open your mined. go to some conferences. don't buy in bad locations. we are doing deals within 1 mile of the urban core of columbus all day long. land here is a buyer's market there's more than 6 months supply and it's 22 times cheaper than land in miami fl where I also do deals in.
