I know it has been one of the slowest markets to rebound after the real estate crash.  

If this is your first place and/or first tenant, the process of you guys moving in, possibly renovating the place, finding a tenant, etc. all within a month or two is going to be an absolute ton of work and stress, particularly in the slowest time of the year for renting in this area.

Finally, it's probably the slowest time of the year to be renting it out, so try to get a 6 or 18 month lease so that your next attempt is timed during the peak season.  

Every bank is different but I know BofA (Countrywide before) is one of the slowest.

Typically activity peaks in May and October with August and December being the slowest months.

Right now, and September, is the slowest sales time of the year. 

The lower the price gets the slowest appreciation you'll see since the quality of the neighbourhood deteriorates as the price lowers.
