On your own, you simply can not buy in the place where you want to live. 

You can simply request a separate check for the $100 increase to bring the total deposit in line with the new rent amount.

Or did you simply mention it because you're already familiar with that one? 

I have simply never found a reasoning for doing a different transactional method.

Some of our owners have accidentally thought they were handing a situation "right", and because Chicago is a very tenant friendly city, the laws tend to lean in their favor, and it can cost you a lot if you are simply just not up to date on what is proper protocol (for example, what to say, what not to say, what to have in writing, and what not to put in writing, etc)... can be worth the management fees. 

The fund could essentially pay no preferred return/dividends to the LPs (Class A Members) during the holding period and then upon a Capital Transaction the GP (Class B Members) would still be entitled to receive 30% of the distributions, simply after returning the LPs initial capital contributions.

And there's been MANY times I get bookings that come through for same day check-in and they "pay" with an invalid card but because Booking simply collects and passes along the card number, if I don't notice the card declined in my system they get a check-in code and I'm chasing people down for money.

Has anybody found a workaround for this or would the seller simply have to hold the note long-term without the option of selling it?

I've tried to give them the benefit of the doubt, but they do not learn from their mistakes and simply bury their heads in the sand.
