Would anyone be willing to share some suggestions that I could use as a foundation?

You can contribute by finding deals or managing properties in exchange for a share of the profits.Lease Options: Control properties without owning them by renting with an option to buy, and potentially sublease for profit.Owner Financing: Buy properties directly from sellers willing to finance, bypassing traditional lenders and often requiring less upfront money.REIGs: Join real estate investment groups to pool funds with others for property investments.For a more hands-off approach, investing in turnkey properties in growing markets with minimal upfront investment would be ideal (like in the Southeast and Midwest of the country).

Many of them might be skilled folks but they are not always the best estimator and business person.

I personally spend about 50K a year in masterminds and always get my money back just through network of individuals you get access to.

Ideally you would put only one persons name on the mortgage unless you absolutely had to have both to qualify.  

I let the booking expire and figured it was a troll.I then get another request from the same person about a month later for the same dates.

Here’s the advice I wish someone had shared with me when I was 19:1.This journey won’t be easy.
