Personally I would pass but if you go forward I would do a lot of research on the group you are renting to and get a very large security deposit to cover damage. 

I have the private money lined up for the 25% down payment.

I just had tenants move out of my investment property (duplex) without paying for the last month's rent, and the damage they inflicted onto the property exceeds their security deposit amount.

Down payment amount varies and more you put down the highre you will be in the queue of applicants, also down payment varies per your credit...Dodd Frank IS in play!!

When I started, I  submitted great deals to a corporate cash buyer,  they went behind my back and secure the deals with the sellers, after the  contracts expired.

Finally, be prepared to need a 30-35% down payment.

@Krystal Lozano A good majority of areas still produce day 1 cash flow for multi family in Pittsburgh with a 20-25% down payment.

Generally, lenders will require you to have a substantial down payment.
