I would also take a date-stamped picture showing the satellite dish still on the roof. 

He also offers free satellite tv to his tenants that cost him 120$ a month for the whole complex along with free washer and dryer.Which that’s stationed off the utilities of the unfinished apartment so I can see that the washer and dryer in bill usage alone cost him 1256$ last year.

Vegas to me is a much tougher market to compete in if your looking for under valued value add deals.Orlando is very spread out with many satellite areas were deals while not like they were 6 years ago when i was funding a bunch there.. but not quite as tough i think as vegas.pro's on Vegas in my mind1.
